Rental Qualification Criteria
Metro Properties is committed to providing equal housing opportunities. All applicants are evaluated using the same standards and qualifications. Please review our criteria carefully before submitting your application.
1. Income Requirements
- Gross monthly income must be at least 3x the monthly rent.
- Income must be verifiable via recent pay stubs, tax returns, or official documentation.
2. Employment Verification
- Minimum of 6 months stable employment is required.
- Offer letters and written verification may be accepted for new hires.
3. Credit History
- Credit report will be obtained from a third-party service.
- Minimum credit score of 600 is required.
- No history of unpaid rental debts, collections from housing, or utility shutoffs.
- Applicants with a lower score may be considered with an increased deposit or cosigner.
4. Rental History
- Positive rental references for the past 2 years required.
- No evictions, broken leases, or property damage beyond normal wear and tear.
- Applicants with no rental history may be subject to additional conditions.
5. Criminal Background Check
- Criminal background checks are conducted on all adult applicants.
- Applications will be denied for convictions involving violence, drugs, property damage, or crimes against persons or property within the last 7 years.
6. Occupancy Guidelines
- Occupancy limited to 2 persons per bedroom.
- All residents over age 18 must complete a separate application.
7. Application Process
- All fields must be completed fully and honestly.
- Application fee (if applicable) is non-refundable.
- Incomplete or falsified applications will be denied.
